Help finish what's already started

Two restaurants and an arcade are open on the property, the Phase 1 fields are approved, and site work is under way. We're looking for lenders, investors and partners to help complete Phase 1 and plan the phases after it.

Lenders

Construction financing for Phase 1

Phase 1 is approved and under way. The owners have already paid for the restaurants, the arcade, site preparation, the septic system and the heavy equipment doing the earthwork, so their money sits ahead of the loan. The remaining budget covers the three fields and the infrastructure around them.

Investors

A share of a phased build

Each phase is sized to open and earn before the next one starts: three fields first, then the 125-room family lodge, then five more fields. Investors can come in at the phase that fits them.

Partners

Hotel, fields, operations

The plan has room for partners who bring more than money: a hotel company for the lodge, builders and turf suppliers for the fields, and experienced tournament operators to run events.

The market is already proven

Cooperstown has hosted week-long youth baseball tournaments for almost thirty years. The two established complexes near town run full summers, and neither one hosts softball.
